RATES FOR CONDOS A and B:
April to May 5th: $50 per person per night, 2 night minimum
May 6th to May 26th: $55 per person per night, 2 night minimum
May 27th through June 3rd: $60 per person per night. Beginning Memorial Day weekend, 3 night minimum.
Senior Weeks: $350 per person per week for Condos A and B.
MAIN HOUSE PROM RATES:
April to May 5th: $65 per person per night, 2 night minimum
May 6th to May 26th: $75 per person per night, 2 night minimum
May 27th through June 3rd: $85 per person per night, 2 night minimum.
SENIOR WEEKS ARE NOT PERMITTED IN THE MAIN HOUSE.
OCCUPANCY:
CONDO B (Ground floor unit; 2 bedroom, 1.5 bath with kitchen and living room): 6 person minimum, 7 person maximum for proms and senior weeks.
CONDO A (Ground floor unit; 4 bedroom, 1.5 bath with kitchen, family room and dining room): 12 person minimum, 14 person maximum for proms and senior weeks. Please note there are beds for 12, if you have 13 or 14, you can use the sofas or air mattresses.
MAIN HOUSE: (7 bedroom, 3 bath, 3 floor Victorian with family room, living room, kitchen and foyer). 16 person minimum, 20 person maximum. This house sleeps 20 in beds and is available for prom rentals only, NO senior weeks in this unit without a parent on the premises at all times.
LOCATION OF VARIOUS UNITS: All units are at 815 Fifth Street, one block from the beach and the boardwalk, in walking distance to everything. The main house and Condo A are part of the original home, built in 1915. Condo A is a first floor, ground level unit. The three floors above Condo A are the main house. Condo B is adjacent to the main house and Condo A.
OWNER’S UNIT: PLEASE NOTE THAT OUR UNIT IS ABOVE CONDO B. WE ARE ON THE PROPERTY THE ENTIRE TIME. WE ARE NOT CHAPERONES, BUT ARE AVAILABLE IN THE EVENT OF AN EMERGENCY. WE WILL ENTER YOUR PROPERTY ONLY IF ILLEGAL ACTIVITY IS REASONABLY SUSPECTED. We have absolutely no desire to enter your unit, and in most cases, we never do.
COURTYARD: The courtyard area is shared by all the condos. From Condo A, the entrance to the courtyard is through the kitchen, from Condo B, the entrance is from the living room. The courtyard is only available with the condo rentals. You are free to use the courtyard at any time, but after 10:00 p.m., the noise ordinances of Ocean City must be followed.
CANCELLATIONS: You must have the minimum to rent, if someone drops out, you may replace that person with another as long as I get the signature page and photo ID from that person.
CONTACT PERSON: One person will be the contact person. This is the person I will contact for information regarding check-in time, the rent, and any other necessary information. I will also return the security deposit to this person.
NUMBER OF NIGHTS: For all proms, there is a two night minimum, until Memorial Day Weekend and then there is a 3 night minimum. In all cases, if someone wants to rent for only one night, they still must pay for two. During the times there is a 2 night minimum, if some people want to rent for three nights, and others want to rent for two nights, that is fine. Check in is at 2:00 p.m. and check out is at 10:00 a.m. If you check in at midnight, or any time prior to 2:00 p.m., that still counts as a night. No refunds will be given for late arrivals or early departures.
SECURITY DEPOSITS: ALL SECURITY DEPOSITS ARE IN ADDITION TO THE RENT: For Senior Weeks: $100 per person in the condos. For Proms, $75 per person in the main house, $50 per person in the condos. Except for the cleaning fee, the security is fully refundable if nothing is damaged or missing, A cleaning fee will be deducted from the security for each unit ($100 for Condo B, $150 for Condo A and $200 for the main house). This cleaning fee DOES NOT include carpet cleaning if necessary. IF YOUR UNIT IS NOT CLEAN TO YOUR SATISFACTION WHEN YOU ARRIVE, PLEASE TELL US IMMEDIATELY AND WE WILL CLEAN IT OR HAVE IT CLEANED FOR YOU. We will deduct from the security deposit the replacement cost of any broken or missing items. You will be given a check-list of large items (such as televisions, dvd player, remotes, movable kitchen appliances) that should be in your unit when you arrive, and you will be asked to sign it indicating that either everything is there and working or something is missing or broken.
RECYCLING AND TRASH: Glass, aluminum, plastic and paper must be recycled. Paper and cardboard may not be mixed with glass, plastic or aluminum. We have separate trash cans for all recyclable items. If you do not separate your recyclables, we are required to do so and will charge a $50 fee. We do not enjoy separating trash and recyclables, but we do not want to be fined. All trash must be removed from your unit daily. Trash and recyclables may not be piled in the courtyard.
RULES: Photo ID and parent contact information is required. No guests are allowed and no alcohol is permitted. Bracelets (such as Livestrong bracelets) are issued upon arrival, one per person. You MUST have a bracelet on at all times to be on the property. Smoking filtered cigarettes is permitted outside only. No pipes, cigars, or hand-rolled cigarettes. Ocean City Noise Ordinances must be followed. Each person will complete a signature page that must be returned with the first rental payment so the information can be verified.
PARENTS: We prefer a parent to be involved in the discussions regarding rentals. If parents are not involved, we expect you to inform your parents of the rental. However, a parent need not sign the lease unless you are renting the main house. For main house rentals, a parent must sign. Each parent may sign if you would rather, but only one is required. We have tens of thousands of dollars of antiques and furnishings in this house.
RESERVATIONS & PAYMENT DATES: We reserve ONLY with payment of the security deposit. You may reserve immediately only by using PayPal. We can take credit cards via PayPal as long as the fee is charged to you. You must send in the security for the minimum amount of people, but can add up to the maximum at a later date. Payment by PayPal, or otherwise, constitutes acceptance of the terms as set forth above regardless of whether your lease is returned with payment.
